Repairing Concrete and Foundation with Helical Piles

If you have begun to notice horizontal or spider cracks in your home’s foundation, this is an unfortunate sign that there is unstable soil beneath the foundation of the home that will overtime cause expensive and sometimes dangerous issues to your home in the future. Foundation issues can cause the separation of drywall, intrusion of water, doors that will jam or not close at all, and, at worse, it can lead to severe structural problems that over time can cause collapse of the home itself. At Southern Coast Foundation Systems, our experts have the skill, tools and training to repair your foundation issues and restore the structural integrity of your home before disaster strikes.

One of the most cost effective and safe methods of foundation repairs is to use helical piles. Helical piles are large metal shafts or “piles” which work similar to that of a large screw that attaches your home to the earth beneath, transferring the weight of your existing foundation from the surface to the stronger soil which lies deeper in the earth beneath your home. This method of foundation repair is fast and unobtrusive. Helical piles install very quickly and require neither cure time, nor the use of large machinery. They come in various strengths and sizes allowing our engineers to design a system that will meet your home or building’s distinct requirements.

If your needs are not as strict we also have other forms of concrete restoration that include epoxy crack injection, foundation waterproofing, as well as, other structural concrete repairs and rebar replacement.

Our company has over 25 years of engineering and construction experience behind us and we guarantee our work. Florida’s distinct geology can be sometimes challenging which is why we have employed only the best trained and educated technicians who have a working knowledge of sinkholes, something that is an important consideration here in Florida. With each service call we inspect the property for potential issue and often recommend a geological engineer to help us assess the situation for an appropriate repair solution.

Why Use Helical Piles

Helical piles are used today in the construction of new homes and the stabilizing of existing homes in areas and regions with poor soil or flooding issues. It is a manufactured steel system that is a part of your home’s foundation consisting of a central shaft that has helix-shaped plates bored into the earth below the foundation; and, attached with brackets to the structure in order to stabilize the foundation of a structure. These piles are literally screwed into the earth using high applications of torque. This foundation pile will guarantee that any structure it supports has a solid anchored base. The methodology should not be unfamiliar with anyone considering that it has been used historically for clotheslines and above ground housing. Once the piles are inserted they can hold weights of 50,000 pounds each!

Helical piles are designed so that the axial capacity is generated and bore by the plates which have been advanced against the soil. These plates are spaced in such a way as to prevent the load from being born by a single plate. Each plate contributes to the overall stress thus creating a stable pile. This means that each helix plate is both independent and working in a conjunctive group to bear the weight of the structure against the pile shaft. The helix geometry discourages soil disturbance and creates a “clean” environment and surface area surrounding the installation.

The advantages to this type of system are numerous. It is a high capacity alternative for deep foundations required by law and/or environment that can be installed in tight areas of limited access.  Because of the system used to install them this can happen far more quickly than other types of pile systems and concrete foundations can be poured same day. They can also be retrofitted easily to existing structures (see a structural engineer for details).

If you have questions about helical piles for new or existing construction, call Southern Coast Foundation Systems, Inc. today. We'd be more than happy to discuss with you those options available to you for your project and budget.
